The manifestation of a chimney separating from the rest of the structure is a dramatic sign of a potential serious foundation issue. Oftentimes the chimney’s foundation is integral to the building itself, but not always. A chimney with an independent foundation is required to support tens of thousands of pounds, and is often incapable. In both instances, a leaning chimney is indicative of either a poor footing and/or incapable supporting soils. Said soils could either be expansive (clayey) or poorly compacted.
In any case, the chimney needs to be adequately supported, and typically involves the practice of installing helical piles, micro-piles, or push piers. Merely strapping the chimney will not suffice; the lateral support cannot stabilize a chimney whose footing is tipping, settling, or missing entirely, and often times will lead to pulling the building wall along with it as it settles. This would thus affect the internal flue, firebox, and hearth. Once this occurs, a thorough expert inspection is required to investigate the flue for potential off gases and fire potential.
