Rental Property Design Issues
Rental property managers are similar to homeowners, only with a lot more children! With many units to be responsible for, the potential for issues is just that much more magnified. As you likely know, headaches span the gamut – you’ve got the physical grounds which include drainage control, deteriorating pavement, curbs & sidewalks (don’t forget ADA Compliance ), retaining walls and masonry stairs. Then there’s the building itself – roof deformation and leaks, chimney “pull-away” and settlement, fire escape inspections, falling down decks, foundation damage (cracks and settlement), and the nagging basement water intrusion problems. And as always, structural challenges may present themselves from time to time, like column & footing design, and bearing wall & beam design. BLSH&E is here to help.
