Home Inspection Report Issues
Whether you're a buyer or seller of a home, the song remains the same - the home inspection report typically kicks out anything the inspector sees as a sign of a problem or in their opinion warrants the attention of a civil engineer (usually structural). And then the attorney gets involved, and you likely know the drill – negotiation time. As the seller, you are not obligated to fix any of it. And as the buyer, you can always walk away. It all comes down to “motivation” and the aforementioned negotiation game.
The usual issues that arise and need to be negotiated are - foundation cracks, foundation settlement, bowed roofs due to roof rafter spread, chimney pulling away from structure, retaining walls falling down, basement walls bowed or cracked, decks in sad shape, cut or split floor joists/beams, sagging floors, roofs, or beams, and a septic system that is/has failed. Oh, and one other all too real one – temporary repairs constructed by the homeowner. The items of work associated with an engineering inspection are as follows:
Review of the home inspection report, and/or any other documentation (i.e. floor plans) that is available.
Field visit, which provides an inspection/observation of the problem, takes photos and measurements, and identifies the potential causes.
Preparation of a report stating the findings and verifies/confirms the issue. The report will render a professional opinion on the matter, and will include a recommendation. This could range from “no action necessary” and hence a structurally acceptable opinion, to a condition of monitoring the situation, to recommendations for repair, or (rarely) directive for immediate action. A typical engineering fee for an inspection as described ranges from $500-$650.
If repairs are recommended, a construction cost estimate is prepared, and assistance with obtaining a qualified contractor or securing a building department permit can also afforded. Any signed/sealed repair drawings for a construction permit would be extra, but typically fall well under $1000.
